Across 8.5 acres, it features 157 three-story townhomes with attached garages, modern finishes, and flexible leasing options — along with a clubhouse, fitness center, pool, and access to the Jordan River Trail. theYARD offers a connected lifestyle on the edge of Downtown Salt Lake City. Designed to honor the site’s historical industrial roots, this neighborhood blends modern living with thoughtful details — creating an experience that feels authentic, active, and uniquely Salt Lake.

theOLIVE is a six-story, 120-unit for-sale condominium community in Downtown Salt Lake City, located on Broadway just north of Pioneer Park. Designed for modern urban living, the building features ground-floor retail, a podium-level outdoor garden, a rooftop lounge, high-end finishes, and an automated parking system. Developed by Cole West as its first downtown for-sale project, theOLIVE introduced thoughtfully designed urban homes to a rapidly evolving neighborhood. The property was successfully completed and later sold, and is no longer owned or operated by Cole West.

Ground-floor commercial spaces activate the streetscape, reinforcing the building’s connection to the surrounding district and contributing to the vibrancy of the downtown experience.
